6 Ways to Prepare your Property for Open Inspections
1. Turn on the lights
Inspections and auction days are a home’s time to shine, so be sure to show it in its (literal) best light.
Bathrooms, kitchen pendants, pool lights – whatever you have, turn it on to make it sparkle.
2. Keep it clean
It’s a good idea to place floor mats at the front door to catch any dirt or muddy feet coming into the home.
Very Important - don’t let bedding get messy. There is nothing worse than arriving at an open home or auction to find crumpled linen.
A fresh scent throughout the house will also create an inviting atmosphere for guests.
We encourage Sellers to use fragrances in a non-overpowering way such as plug-in adjustable room fragrances with a simple fresh-linen scent. Alternatively we do bring along our own just in case.
3. Make it easy
Don’t leave anything to chance on Open Inspection days or Auction Day.
Ensure the house is clearly numbered to make sure potential buyers have no difficulty in finding the property. Old numbers, unmarked letterboxes and numbers which have been hidden are the first negative signs about the property when a prospective purchaser first approaches.
4. Remove personal items
Something that most Sellers seem to find it very hard to understand. Potential buyers need to be able to envision their life in the home, which is easier when personal items are kept to a minimum. Remove family photos and personal items from sight. If needed replace photographs which were on walls with inexpensive artwork of a general nature.
Excess furniture and personal items need to be removed and stored. Bulky items in smaller areas should be removed or exchanged for less bulky items as they make the area look even smaller than it is. Selling your home is a great opportunity to have a cleansing declutter, letting go of unloved and unwanted items giving you a head start for your next move.
5. Remove distractions
The main spaces to declutter before a photo shoot or inspection are the bathroom and kitchen. Remove appliances and other kitchen pieces which would normally sit on the kitchen bench in order to give the kitchen a more clean, sleek look. Add a small simple plant or vase of flowers to give a fresh and brighter look.
Store any items that aren’t visually appealing, and don’t forget to close the toilet seat.
This is a common thing that is often overlooked – always close toilet seats.
If it’s not adding to the photograph, like a decorative item would, then put it away.
6. Style to sell
Consider the taste and desires of the average buyer and target market when styling a property for sale.
Try to style with a neutral base and add a pop of colour from coordinated pieces of artwork and soft furnishings. Pillows and throws go a long way as a simple means of adding colour to family, lounge & bedrooms.
Add a little warmth with the addition of rugs, lamps and other accessories, as well as something living, like floral arrangements or indoor plants.”
